Externally British Gas laid the mains and fitted the meters. Northern power grid have commenced on site pulling the mains cable and next week will connect onto the existing services. Internally much the same as last week 2nd fix electrics fitting lights and sockets. Plumbers are connecting the sinks and fitting the showers in blocks 2 and 3, giving the plots a feel of completion with only the final decoration to do.

Externally we are carrying on installing the services, this week was the turn of British Gas to lay their pipework and connect to the plots. Internally in block 1 we continued with the 2nd fix plumbing connecting the baths, basins and toilets. The joiners are coming through fitting the doors and ironmongery. Also the tiling is complete so next week we can fit the sockets and switches. A big thank you for the residents for there patience during the highway works on Rectory View.

Externally Yorkshire Water arrived as planned to installed the water main around site followed next week by British Gas. This will then enable us to back fill the trenches. In block 1 we are continuing 2nd fix M&E fitting the MVHR units and bathrooms. Then the joiners are following boxing in the MVHR units and waste pipes in bathrooms. Next week we are scheduled to start hanging the doors In blocks 2 and 3 the vinyl is complete and the plaster patcher has started snagging the plots ready for final decoration.

We are taking advantage of the good weather and started excavating the service trench around site for the gas and electric. Yorkshire Water are due next week to install the mains run. In block 1 we have completed the plastering and all the kitchens are fitted. We are carrying on with the 2nd fix M&E and 2nd fix joinery. In blocks 2 and 3 we have started to fit the vinyl to the bathrooms.

This week the groundworkers returned to site and started to connect the rainwater pipe gullies. Internally in block 1 we are plastering the last plot and are continuing fitting kitchens, 2nd fix M&E and started tiling the kitchens and toilets. In blocks 2 and 3 we are boxing in the MVHR units and the toilet pipe boxing. Next week we can snag the walls ready for final decoration.

On Block 1 the masonry is complete including the dentil course on the Combs road elevation. Also we completed the render, therefore enabling us to commence stripping the scaffold.
Internally we have started fitting the kitchens and 2nd fix M&E. In Block 3 we have hung the doors and fitted the ironmongery and started hanging the doors in Block 2.

5th July 2013

On Block 1 we have almost complete the masonry with just the dentil course under the soffit. This will enable us the start the rendering next week. Internally is much the same carrying on 1st fix M&E following on with the plastering. The kitchens for 4 plots are due next week. Blocks 2 and 3 kitchens are complete. We are carrying on 2nd fix joinery in Block 2. Next week the doors are been deliverered so we can start hanging and fixing the ironmongery in Block 3

Busy week so far!

On Block 1 the masonry is almost complete with just the gable and returns to plots 1 and 2 to finish off. Internally we have commenced plastering following on from the ongoing 1st fix M&E. On Blocks 2 and 3 the scaffold has been stripped apart from the entrance platforms. In Block 2 work on the kitchens and 2nd fix joinery have started. In Block 3 the kitchens, architraves and skirting are complete as well as the fitting the electrical sockets and switches. We will be fitting the toilets so we can complete the boxing in of the pipe work.

This week on block 1 we continued externally with the masonry. Internally we continued with the 1st fix m&e. Also the joiners fit the kitchen and cupboard pattrasses which then enabled us to close the first plot and commence plastering. On blocks 2 and 3 we have started stripping the scaffold. Internally we have completed the skirting and architraves and started tiling the bathrooms and kitchens.

Another good week saw us progress with the masonry to block 1 and start 1st fix mechanical also set out and board one side of the walls. In block 2 we have completed the plastering, once this as dried we can mist coat and 2nd fix the M&E. In block 3 we are fitting the kitchens and 2nd fix joinery (skirtings and architraves). The tiling is to start next week.

The roof on Block 1 is complete and the masonry to Block 2 is also complete. This will enable the render to start next week on Blocks 2 and 3. We are progressing with the masonry on Block 1. Internally we are continuing 2nd side boarding in Block 2. In Block 3 we are in the last plot plastering and started 2nd fix joinery and M&E.

We were straight back into it after the Bank Holiday continuing with roof tiling and perimeter boarding to Block 1. In Blocks 2 and 3  we have now completed the 1st fix M&E. Joiners are installing the casings and we are plastering plots in Block 3.

On Block 1 we completed the timber frame erection with enabled us the lath and felt the roof and start tiling. This also as enabled us to commence the plasterboard the perimeter walls.
Block 3 the masonry is complete and on Block 2 it is up to the 2nd lift. Internally we are continuing with the 1st fix m&e and closing the walls ready for plastering next week after the Bank Holiday.

This week we lifted the  the roof trusses off the 1st floor, erected the perimeter walls and repositioned the roof trusses back on the walls. This as allowed us to commence felt and battening the roof. Externally on Blocks 2 and 3  we are carrying on with the masonry and the internals are progressing with the 1st fix mechanical. This week we have commenced the 1st fix electrical and plywood pattresses to the bathrooms, kitchens and cupboards.

After the Bank Holiday we were straight back into it with a crane lifting the trusses onto the 1st floor to enable us to set out the trusses. The masonry is progressing well on block 3 past the 2nd lift . We also started the masonry on block 2 up to dpc. Internally we are carrying on with fixing the perimeter service battens and setting out the internal walls which as enabled the 1st fix mechanical to start. 1st fix electrical will follow next week.

Another busy week saw us with 2 days of crane lift to block 1. On Monday we placed the ground floor wall panels in position, Wednesday we lifted the floor cassettes in position. Then we braced the gable and party wall roof panels on the 1st floor ready for the truss delivery next week , which we set out on the 1st floor. Blocks 2 and 3 also progressed well fixing the 2 layers of plasterboard to the perimeter walls and ceiling. These then get sealed at the floor and ceiling to form an air tight envelope. With the weather on our side the masonry to block 3 is up to the 2nd lift.

This week on Block 1 we got the scaffold ready for timber frame erection next Monday. The roofers continued tiling from Block 3 to Block 2. With the blocks now water tight we installed the insulation to the party wall and ceilings, enabling the dryliners to plasterboard the ceilings and walls. The bricklayers have also started on Block 3. We are really picking up pace with more work been available for the follow on trades.

We have had a busy couple of weeks installing the kerb race which allowed us to lay the base course tarmac to the road.Then we erected the scaffold to Blocks 2 and 3 which allowed us to erect the timber frame on schedule. We are now on with felt, battening and tiling the roof. We are continuing scaffolding to the perimeter of Block 1.

After the deluge of snow and dodging in and out of snow showers, we managed to continue to install the kerb race and stoning up the road and install some plot drainage, working towards tarmacing next week.

We also fixed the sole plates for the timber frame to block 2 and 3.

This week we made good progress installing the plot drainage, stoning up the road and pinning out for the kerb race. Then we ground to a halt on Friday when the snow arrived. Lets hope it disappears over the weekend so we can progress next week with the road and commence scaffolding to Block 3.

The freezing temperatures have slowed the process of building the retaining wall to the road elevation. Later on in the week the temperatures increased and we were able to complete the stonework. We continued with the installation of the mains drainage in the road. Also we completed the gabion walls to the rear of blocks 2 and 3. These are used instead of a concrete retaining wall,  much more pleasing on the eye.

On Monday we poured the concrete slabs to blocks 2 and 3, then carried on preparing the gas proof membrane and laying the insulation to block 1 ready for concreting the floor slab on Friday. Also we commenced the installation of the deep drainage in the access road. On Friday we had a visit from the local councillors and a representative from the council, they had a walk round site and we give them a insight into the construction processes involved.

This week the weather was kind to us enabling us complete the plot drainage around Block 1. Also the gas membrane and insulation to Blocks 2 and 3 has been installed ready for the pouring of the concrete floor screed.

This week saw us take delivery and install the block and beam flooring to blocks 1,2 and 3 with the use of a 35 ton crane. Next week we can build the perimeter block and lay the gas dpm and insulation ready to pour the concrete slabs. Keep your fingers crossed for no rain!

This week saw us complete the internal drainage and pop ups to Block 1 ready for the installation of the block and beam next week. On block 2 we laid block work to under side of the block and beam. Next week we will install the drainage and the block and beam.

The foundations to each of the 3 blocks have been completed this week. The crane on site was to lift in the pre-cast concrete beams which are sat onto piles which are driven 7 meters into the ground. Block work had started on the large block (Block 1) on Monday 28th January 2013 and will be underway over the coming week on the 2 smaller blocks. Internal drainage and service ducts will be the next operation to be completed within the foundations, which will then allow the ground-floor slabs to be laid. Main drainage will also start over the next couple of weeks within the area that will form the access road into the development. Fortunately the snow over the last few weeks has not had too bad an impact on the works and hopefully the cold weather has finally gone.

Ground works are well underway now, with a slight delay caused by the low temperatures this week.

The foundations to the biggest block are 50% complete and would be 100% had the frost and snow not prevented concreting.  The 2 smaller blocks are fully piled, with the beams that support the masonry due in the next couple of weeks.

Once the foundations are laid, the next trade that will be on site will be the brick layers to build the walls up to the bottom of the timber frame.

Once the timber frames arrive on site, there will be quite a transformation as the building out-line will be erected in a matter of weeks.
